JOE GARRETT, CCIM
Joe Garrett has extensive experience in brokerage and ownership of Office, Industrial, Self Storage and Retail properties. With more than four decades of commercial real estate experience, he possesses invaluable knowledge in virtually all areas of investment real estate.
Joe has managed and completed transactions in excess of $2.5 billion ranging from single property acquisitions & dispositions to to portfolio dispositions and asset management.
Mr. Garrett holds a Bachelor of Science degree in Real Estate and Finance from The W.P. Carey School of Business at Arizona State University. He is a member of the graduate chapter of Phi Gamma Delta (FIJI) Fraternity, and a member of the FIJI housing corporation. Mr. Garrett sits on the Board of Directors of the CCIM Institute, North Texas CCIM, is Past President of the North Texas CCIM Chapter and is a graduate of the 2010 Jay W. Levine Leadership Academy.
Joe has served as an expert witness in institutional size commercial real estate cases and is a Licensed R.E. Broker in Texas and Arizona and owns commercial Industrial and retail buildings in Arizona and Texas.

Mr. Garrett Analyzes, evaluates, and manages properties to achieve highest and best use as well as maximum value strategy evaluating characteristics of properties and markets, determining property valuations, performing financial analysis, reviewing leases and related documents to assess renewal terms, negotiating or renegotiating lease and purchase transactions and documentation in support of lease renewals, extensions, terminations, rent restructuring, property expansions and remodels, and disposition of under-performing and excess properties. surrounding demographics and cash flow trends, anticipated leases coming up for renewal, lease expirations and tracked all critical dates.
National level real estate transaction experience in Office, Retail, Industrial and Self-Storage Acquisition, Development and Disposition.
-Proficient for over 40 years in lease analysis and commercial real estate transactions, with strong negotiations and deal-making skills and knowledge of real estate/legal contracts and asset management practices.
-Strong interpersonal and relationship building personality with ability to foster and refresh ongoing client relationships.
-Proficient with industry software applications and market data providers including Argus, CoStar, Real Capital Markets, Real Capital Analytics, LoopNet, RealNex, Hubspot, Buildout, Prospect Now, Crexi and Yardi.
-Expertise in land purchase contracts, building purchase contracts, ground leases, reviewing and analyze title reports, title commitments, plats and surveys.
-Experience working with environmentally challenged properties.
-In depth understanding of financial acquisition and development pro forma modeling, general construction process and pricing, redevelopment, and entitlement processing.
-Proficient at negotiating PSAs, leases, development agreements.
-Proficient at preserving and enhancing the value of estate assets, to improve future cash-flows.
Mr. Garrett has been hired for a diverse range of assignments from being chosen by Goldman Sachs to be the investment advisor and asset manager for a billion dollar portfolio of properties in trust for AT&T and Kodak, to representing Prudential Insurance Company in the disposition of multiple industrial parks throughout the Southwest.
